Rental Criteria Guidelines

Identification: Government issued photo identification is required at the time of submission of your application. Photo copies are retained in your file.

Age: All occupants over the age of 18 must successfully complete the application process.

Application Process Fee: There is a $30.00 fee to process each application, and everyone over 18 who will be living in the unit must submit an application. This is a NON-REFUNDABLE fee regardless of the outcome of your application.

Credit History: Your credit must reflect history of 70% positive account standings or better. No utility accounts may show outstanding balances at the time of move in. If your credit shows unpaid debts, collections, judgments, etc. we may reject or put conditions on your application.

Rental History: You may not have a negative rental reference. Your rental history must reflect no more than 1 late payment within a six month time period, and no more that 1 NSF within a six month time period. We will not accept your application if you have ever been asked to move, ever been evicted, or have an outstanding balance with a previous residency.

Income: Income must be legal and verifiable. The income must be 3 times the amount of the monthly market rent. Applicant may also produce original bank statements from the last three months showing an average minimum balance that is equal to or greater than 3 times the rent for the term of the lease. Applicant must provide proof of source and amount of income. Roommate applications are processed jointly and decisions are made as a whole. If self employed, we require the first two pages of your tax return for the previous year.

Co–Signer: A co-signer must complete an application and have an income of 5 times the scheduled market rent of the apartment being leased. Or co-signer must produce original bank statements from the last three months showing an average minimum balance that is equal to or greater than 5 times the rent for the term of the lease. Guarantor agreement must be signed prior to move in.

Move in costs: Move in costs and all deposits must be paid prior to occupancy in the form of a cashiers check or money order only. No cash will be accepted.

Maximum # of People: 2 per bedroom plus 1.

Pets allowed only with prior approval from management and the payment of an additional security deposit and pet rent.

Everything that I have stated in this application is correct to the best of my knowledge. I realize my application may be rejected if I have failed to answer any of the questions or have given any false information. I understand that you will retain this application, credit report, and other documents whether or not it is approved. I hereby authorize Medici Apartment Homes to obtain a consumer report, and any other information it deems necessary, for the purpose of evaluating my application.I understand that such information may include, but is not limited to, credit history, civil and criminal information, records of arrest, rental history, employment/salary details, vehicle records, licensing records, and/or any other necessary information.I hereby expressly release Medici Apartment Homes, and any procurer or furnisher of information, from any liability what-so-ever in the use, procurement, or furnishing of such various local, state and/or federal government agencies, including without limitation, various law enforcement agencies. Furthermore, I understand that there is a NON-REFUNDABLE application fee of $30 regardless of whether or not the application is approved.
